1. Can I really own property in Dubai as a foreigner?

One of the biggest misconceptions about Dubai real estate is that foreigners can't truly own property.

In designated freehold areas, foreign nationals can purchase property in their own name and receive a title deed issued by the Dubai Land Department. That means you can live in it, lease it, sell it, or pass it on to your heirs. For many people, the biggest surprise isn't that they can own property in Dubai. It's how straightforward the process actually is.

2. Why are investors worldwide choosing Dubai?

Dubai's appeal isn't built on one advantage. It's the combination of several.

There is no annual property tax, no personal income tax, no capital gains tax on property, and no inheritance tax. No.

If you're buying a property for AED 2 million, don't assume you'll only need AED 2 million.

The standard Dubai Land Department transfer fee is 4%, which means AED 80,000 on a AED 2 million purchase before factoring in trustee fees, mortgage costs (if financing), furnishing, or annual service charges.

Knowing the full acquisition cost before you buy often separates confident investors from surprised buyers.

5. Should I buy off-plan or a ready property?

Neither is automatically better.

Off-plan properties often offer flexible payment plans and greater potential for capital appreciation, while ready properties can generate rental income immediately.

6. Can buying property really get me a UAE residency visa?

Property investments of AED 2 million or more may qualify for the 10-year Golden Visa, provided the applicable government requirements are met. Residency regulations can change, so it's important to confirm the latest criteria before making an investment.
